As directed by his will the land that Charles Ziems had purchased in 1862 remained in the family until the youngest child reached 21 years of age. The land was then subdivided and the lots offered for auction. Lot 3 contained the Bulli Royal Hotel which, along with numerous other lots, was purchased by Hannah Ball, wife of Thomas Ball. The Balls also purchased the proposed new streets named Barton and Lyne.
